What happens after I pay?+
Your admin login is created the moment the payment clears: set your password on the welcome page and invite your team. A county marked “Ready now” is live in your account immediately. Then connect your own Tracerfy and Twilio in Settings and your reps can trace and call the same day.
How is this different from PropStream, BatchLeads or DealMachine?+
Those are nationwide data tools: you get a database and build your own lists from it. DealDigger prepares one county deeply: every owner ranked with the reasons, owners with several parcels grouped into one seller, investor buyers found in that county's recorded sales and scored against your contract, and the CRM, dialer and dispositions in the same place. They give you a database. DealDigger gives you a territory to work.
Why do I pay by county?+
Because the work happens county by county: we connect that county's public sources, clean every parcel, resolve the owners, score every seller and build the buyer index from its recorded sales, then keep it refreshed. You pay for a prepared territory, not per lead, per ZIP, per search or per export, so working your market harder never costs more.
What is a Market Pack?+
One active county: every parcel, owner and seller signal DealDigger has prepared there, scored and kept current, plus the buyer index built from that county's recorded sales. It's priced by the county's parcel count.
Does it replace my CRM?+
For most wholesaling teams, yes: seller pipeline, deals, tasks, follow-ups, team assignments and dispositions are built in. If your team lives in Podio, DealDigger can send leads to your Podio app instead.
Do I need Twilio and Tracerfy?+
Only to skip trace and call from inside DealDigger. Both are pay-as-you-go accounts you open yourself and pay directly, with no markup from us. The county data, seller rankings, CRM and buyer matching work without them, and Settings walks you through connecting each one in about ten minutes.
Can I find buyers?+
Yes. DealDigger identifies investor buyers from the county's recorded sales, scores each one 0–100 against your deal with the reasons shown, and lets you add your own buyer list by CSV.
Where does DealDigger get its data?+
From public county records: the property appraiser's parcel roll, recorded sales and, where a county publishes them, public filings such as foreclosure cases, probate and code enforcement. Sources vary by county, so each county on the Markets page lists exactly which seller signals it carries today.
Can I choose ZIP codes?+
Yes, as many as you like. Every ZIP code, city and property type inside an active county is included, and nothing is metered by ZIP or by search.
Is my data shared with other DealDigger customers?+
No. The public county layer (parcels, owners, public-record signals) is shared infrastructure. Everything your team creates (leads, notes, calls, contracts, buyers, deals) belongs to your organization only.
Does DealDigger make my calling compliant?+
It's built with compliance controls: opt-outs and suppression lists block a dial before it happens, and quiet hours are enforced. Compliance itself stays your responsibility, so keep your own policies and legal advice.
